Water's Edge Condominium is located in Port Charlotte, Florida. We are a 52 unit Condo consisting of Five - 2 Story buildings with covered carports and limited garage spaces. The Five - Two story buildings are nestled around Oak Trees. Three of buildings enjoy a lake view, while the other two enjoy a green area.
 We are a pet friendly community.

Our Condominium  is  self- managed by a (5) five member Board The  Board meets as an on need basis. The Membership meets annually to vote on reserve funding and/or Election and other matters. The Board approves the budget for the year and schedules any necessary projects and repairs.  The buildings were built starting in 1999 and completed 2001. Since than we have had our building exteriors painted and our roadway seal coated.

We are 90% owner occupied and less than 10 annual rentals. Our condo unit sale prices have increased this past year and selling very well.

Water's Edge Condos are part of a private gated community in a park like setting known as Heritage Oak Park comprised of our Two Story Condos, Villas, Carriage Homes and Three Story Condominiums.

The community has a clubhouse, pool, tennis court and shuffleboard court.  The clubhouse, where all activities are centered, is under the master association called "Heritage Oak Park Community Association".

Heritage Oak Park is comprised of 12 neighborhoods totaling 693 units. Five neighborhoods are unincorporated (managed by HOPCA) and seven incorporated neighborhoods (Condominium Associations).

Each incorporated association is managed by its own elected Board. These associations are subject to the Heritage Oak Park Covenants and each have a Declaration of Condominium, Articles of Incorporation and Bylaws governing their activities

The HOP Board is responsible for the overall community and meetings are held and notices are posted via clubhouse bulletin board.  The Heritage Oak Park Community has their own Association and Rules and Regulations which can be found on their

The Manager's office is responsible for the Gate Opener and distributing a Newcomer Information about the Community including some forms to be completed for their records.

The CDD Community Development District is a local taxing authority Board which is exclusive to our community. Meetings are held and posted at the clubhouse and open to the community.  CDD
