The Florida Statute Law requires that unit owners
    must insure their units (property & wind & liability).

The Association requires each unit owner to provide
       Evidence of insurance once per year.

Your Insurance agent should be asked to send the
    Condo Association a   
  Certificate of Insurance or Declaration Page

This should be forwarded by your Agent automatically upon your annual renewal.

Please have your agent submit proof of insurance to us within 30 days.
Smoke Alarms are required for the sleeping areas of your home and the batteries need to be checked regularly.

Smoke Detectors also have an expiration date on the detector itself. You should check the date and replace it expired.
Please make sure your unit is equipped with a fire extinguisher. Each unit should have a class 1A10BC fire extinguisher. To ensure their reliable operation fire extinguishers should be inspected and serviced annually or as indicated on the extinguisher. The date of service should be noted on a tag affixed to each extinguisher. Everyone should learn how to use their extinguisher.

How to use fire extinguishers
Stand 5 feet away from the fire and follow the four-step PASS procedure recommended by the National Fire Protection Association:
P - Pull the pin and hold the extinguisher with the nozzle pointing away from you.
A - Aim low at the base of the fire.
S - Squeeze the lever slowly and evenly to discharge the extinguishing agent. (When the agent first hits the fire, the fire may briefly flare up. This should be expected.
S - Sweep the nozzle from side to side, moving carefully toward the fire. Keep the extinguisher aimed at the base of the fire.


Water Heaters, like all mechanical devices last longer with regular preventive maintenance.​

1. To extend the life of your water heater, drain the tank annually to remove any sediment that may have built up inside it. Because not all water heaters are the same, make sure to follow the manufactures recommendation while doing this. The water draining may very well be extremely HOT.

2. Turn down the thermostat in your water heater! It’s straightforward and setting your water heater thermostat to a mid to low range will still provide loads of hot water. This will not only increase the life of your water heater, but also cut down your energy costs.

3. Have your water heater inspected by a certified plumbing technician, every couple of years. This will keep your water heater in tip top shape.

4. Have a Certified technician replace the anode rod about each five years. Corrosive chemical compounds in the water are drawn to the anode rod (a small metal rod in the heater), instead of the water heater tank itself. Keeping this anode rod changed every 5 years will prevent corrosion on the main water heater tank, making the water heater last longer.
